I duplicated the source image and duplicated it a third time and flipped the image horizontal.

I set the 3rd layer to multiply and changed the opacity to 53%. I duplicated the 3rd layer and changed the opacity to 58%.

I copied the source image and pasted it onto a new layer.

I duplicated the source layer again and changed it to darken and the opacity to 68%. I went back and did it to both source layers.

Added a bit of reflection on the inside of the window.

Finally, I cropped the image and off-set it on a new image. Added the text, I used bevel and emboss and drop shadow on the text and that's it!
